Designing with the climate

Passive design reduces the need for mechanical cooling in the first place. Common approaches include:

  • orienting blocks to limit direct sun on the largest facades;
  • deep overhangs, sun-shading fins and high-performance glazing;
  • layouts that encourage cross-ventilation through units and common areas;
  • sky gardens and green walls that shade surfaces and soften the urban heat.

Biophilic design, bringing planting and natural elements into and around buildings, also supports wellbeing and helps knit developments into the city's wider greenery.

Smart systems that save resources

Sensors and building management platforms can adjust lighting, air conditioning and ventilation based on occupancy and conditions. In homes, smart meters and apps help residents see their energy and water use, which can encourage more careful habits. Water-efficient fittings, rainwater collection for landscaping and efficient chillers in larger developments all contribute to lower consumption.

Materials and construction methods

Developers are paying more attention to the carbon embodied in construction. Prefabricated and modular methods, which Singapore has promoted to improve productivity, can reduce on-site waste and noise. Low-carbon concrete, recycled content and responsibly sourced timber are appearing in more specifications, along with paints and finishes low in volatile organic compounds for better indoor air.

Shared spaces and communities

Sustainable projects increasingly focus on how residents live, not just how buildings perform. Covered walkways to transport, bicycle parking, electric vehicle chargers, community gardens and recycling points make lower-impact choices more convenient. Some estates run programmes that encourage residents to reduce waste or get involved in maintaining green spaces.

Points to check include the project's green rating, energy-saving features in individual units, and access to public transport. Property is a major financial commitment, so independent advice and careful due diligence remain important whatever the green credentials.
